...you want a country house retreat that's still within the M25 — gardens, pool, and proper quiet
Country House, City Fringe
Warren House sits on the Coombe Estate, a quiet residential enclave between Kingston and New Malden where large Victorian houses line tree-canopied roads. The six-acre grounds include landscaped gardens, an orchard, and meadows — the kind of setting you’d expect to find in the Cotswolds, not ten miles from central London.
The building itself is Grade II-listed, with 48 rooms spread across four categories: Classic Contemporary, Deluxe, Feature Rooms, and Junior Suites. The interiors are traditional without being stuffy — think well-maintained period features rather than boutique-hotel minimalism.
The Grounds
The six acres are the real selling point. Croquet on the lawn in summer. An indoor pool for year-round use. Gardens that produce fruit and herbs for the kitchen. It’s a place where you can spend a morning without leaving the grounds and not feel shortchanged.
Location and Getting Around
Warren House is set back from the main roads, which is what gives it that country-house atmosphere — but it also means you’ll want a car or taxi to reach Kingston town centre (about 25 minutes on foot, or a short drive). Norbiton station is 15 minutes’ walk, with trains to London Waterloo in under 30 minutes.
Richmond Park’s Kingston Gate is roughly a mile away, making this one of the closest hotels to the park’s southern entrance. The deer, the Isabella Plantation, and King Henry’s Mound are all accessible from here.
Who This Hotel Suits
Warren House works particularly well for two groups: couples who want weekend seclusion without driving out of London, and visitors attending events — weddings, conferences, and celebrations are a core part of the hotel’s business. The combination of gardens, pool, and restaurant makes it self-contained in a way that few London-area hotels manage.
It’s less ideal if you want to be in the thick of Kingston’s dining and nightlife scene. The location is peaceful by design — that’s the point, but it means spontaneous walks to pubs or restaurants require planning.
